Working With A Buyer's Agent

As most people already know, the closing is the final step in purchasing a property. Before the closing takes place, we make sure all of the paperwork is correct and you have a clear understanding of what you are required to bring to the closing table. A good buyer’s agent will make sure you are prepared and informed in addition to attending the closing to ensure everything is handled properly and there are no last minute issues that can prevent the transaction from closing. We are also familiar with conducting closings via mail since most of our investment clients either live out of state or overseas.

For those who do not know, when a seller hires an agent to list their property they pay a commission fee to the agent when the property sells. A percentage of the commission paid by the seller will go to the buyer's agent; therefore, it is usually free for buyers to hire an agent to assist with the purchase of their investment property.

The key to being successful in real estate investing is choosing the right investment property to buy. Finding the right property depends on various factors and not just the property itself. Before choosing a property for investment purposes, you must first decide what type of real estate investment you are interested in pursuing. The type of investment you decide on will dictate which properties will be best suited for your investment objectives.

When buying investment properties in this market, it is always a good idea to use a buyer’s agent with experience in real estate investments. We have been locating deals for over 10 years; we know the Atlanta market. Clients use us for our knowledge and experience in real estate investing. Our real estate team is experienced at assisting clients with every aspect of real estate investing.

In a competitive market like Atlanta, properties that are considered good deals will most likely have multiple offers and beating out the competition involves a number of factors. Getting an offer accepted is a strategic process and offering a higher price does not always guarantee your offer will be accepted. Depending on your investment objective, you also do not want to submit an offer too high. This is where a good buyer’s agent with investment experience will come in handy. Knowing how to structure an offer and dealing with counter offers and other contract negotiations is important when you are trying to get an offer accepted over others.

These are just a few of the key duties a good buyer’s agent should be able to perform. When assisting investors with finding investment properties there are a number of steps that must be taken such as determining repair costs, ARV, property values, etc. It really depends on the type of investment strategy the buyer is interested in as to what steps will need to be taken when deciding which properties to buy. The overall goal of a buyer’s agent is to help investors find the right property that will satisfy their investment objectives and make buying an investment property as seamless as possible.
